Issue 01 · Q2 2026

What the latest Cleveland data says.

Use market data as a starting point, then ask what it means for the specific property, business or investment decision in front of you.

Industrial

Industrial remains a comparatively tight part of the market—but the story is becoming more selective.

CBRE reported Cleveland industrial vacancy at 3.9% in Q2 2026, with 6.0% availability and negative quarterly absorption of 166,000 square feet. Colliers, using a broader Northeast Ohio inventory, reported 5.7% vacancy and positive quarterly absorption of 62.7K square feet. The difference in reported metrics is a reminder that market boundaries and methodology matter when evaluating a specific opportunity.

Andrea’s lens: For users, the question is not simply “Is space available?” It is whether the available building, location, functionality and economics fit the operating requirement. For owners, positioning matters as supply and tenant requirements become more specific.

Market sources: CBRE Cleveland Industrial Q2 2026, CBRE Cleveland Office Q2 2026, and Colliers Northeast Ohio Industrial Q2 2026.
